How do I pay my security deposit and rent?
You will pay through your online tenant portal. Landlord is not responsible for any processing fees associated. Payments are not accepted in the office.
When is rent due?
All rent is due on the 1st of each month, any unpaid balance after 5:00pm on the 5th day of the month is subject to late fees and eviction filings. Please refer to your lease agreement to review the late fee policy.
How do I submit a notice to vacate?
We require a 30 day written notice. We do not accept notices through the tenant portal. All notices must include a forwarding address. Please refer to your lease agreement to review move out policies.
I have fulfilled my lease and moved out. When will I receive my security deposit?
All security deposits are processed within 30 days of move out, assuming keys have been turned in and forwarding address provided, and no balances owed to landlord.

Future Tenant FAQs

Residential Applications
Completed residential applications should include a non-refundable application fee of $55.00 in the form of electronic payment at time of application. It is required to provide a copy of your ID/ Drivers License, Social Security Card/ Tax ID forms, and proof of income (most recent 3 pay stubs). Anyone 18 years or older must apply. Applications are considered incomplete until all necessary documentation is supplied.
I am interested in a property. What do I do first?
Submit a prequalify form online and submit to the office or you can apply directly through the property you are interested in. A staff member will contact you when received.
How can I tour a unit I am interested in?
Contact the office and a staff member will be happy to make an appointment for you to tour or you can submit a request through the prequalify form.
What are your business hours?
Monday through Friday 9:00am – 5:00pm, closed 12:00pm – 1:00pm for lunch
What is the application fee?
Each applicant is subject to a non refundable $55.00 application fee. The fee covers expenses for third party and office staff processing services.
What is the screening process?
Applications are accepted and processed on a first come, first served basis. Applications are processed through a third-party company factored by background, credit, residential history and income. Monthly net income must be 2.3 times the rent.
My partner and I share the same credit score, do we both need to apply?
Yes, we’ll need an application from anyone over the age of 18 years old that will be living in the property. We will need to verify each individual’s criminal and eviction history along with income verification.
How do I apply?
  • 1. Go to our Available Property tab and find the property you would like to apply for.
  • 2. Click the Apply Now button
  • 3. Make sure to choose “I am applying as a tenant”

Read through all the instructions carefully and complete the application.

Don’t forget to upload your photo ID, social security card, pay stubs/ proof of income and employment, and any other documents that may be required. PDF files only accepted. No screenshots.

How does my co-signor apply?
Your cosigner will apply the same way as residents do. Please have cosigner follow the instructions above but choose “I am applying as a cosigner/ guarantor for another applicant”
How long does it take to process my application?
Normally time frame is 2 -3 business days. Failure to supply all information required on the application will delay. If all information is not provided within 10 business days, application will automatically be denied and archived.
What is the lease term?
All leases are 12 month leases.
Will you accept a shorter lease term or month to month agreement?
Month to Month agreements are not offered. Shorter lease terms would be considered for some properties. Shorter lease terms than 12 months will have an additional monthly lease premium fee.
How long will you hold the property?
Once your application is approved, you will have 3 days to pay the security deposit. No holds are placed on a unit without a paid security deposit.
Do you waive security deposits?
No. All security deposits are equal to one month’s rent. All security deposits must be paid at time of application approval.
What is your pet policy?

A maximum of one pet is allowed in the home. Not all properties are pet friendly.

*Pet fees: Pet owners are required to pay a non-refundable pet fee of $350.00, in addition to paying $35.00 per month during their lease.

*ALL animals on the premises are required to have up-to-date vaccination. Applicants must submit vaccination records, along with other application documents, via the resident portal.

*Livestock and exotic animals are not permitted on the premises or within the home. Exotic animals include but are not limited to snakes, spiders, lizards, and mice. Livestock animals include but not limited to chickens, cows, goats, pigs, and roosters. *Dog Breed and Weight Restrictions: Breed restrictions may apply and are subject to all local and state laws. Maximum 15 pounds at full growth.
